Set in the heart of Hirafu, Hokkaido, Hotel101-Niseko is scheduled to welcome its first guests in December 2026, ready for the 2026–27 winter season. With 482 rooms across seven storeys, the property is being created as one of Hirafu’s largest hotels by room count, positioned just minutes from Grand Hirafu’s famous ski lifts.

Surrounded by spectacular mountain scenery, dense forests and vast winter landscapes, Hirafu is a destination where nature takes centre stage. The legendary dry powder snow—known affectionately as “Japow”—draws skiers and snowboarders from around the world. Beyond winter, the mountains transform into a lush playground for hiking, cycling, rafting, golf and outdoor adventures, while Mount Yotei provides an unforgettable backdrop.
Hotel101-Niseko is designed as a welcoming base from which to experience it all. Guests can look forward to an indoor swimming pool, hot mineral onsen bath, sauna and wellness facilities, all-day dining, fitness facilities, meeting spaces, ski lockers and a convenient shuttle service to the Grand Hirafu lifts.
The atmosphere is intended to combine modern practicality with the warm, personal hospitality associated with Hotel101’s Filipino roots. Its signature “HappyRooms” are efficiently designed for modern travellers, offering comfortable accommodation for couples, families and friends after a day on the slopes. The development has also been designed with sustainability in mind and received CASBEE certification, Japan’s environmental performance assessment framework.
A hotel — and an investment concept
Hotel101-Niseko also represents something bigger than a new destination hotel. It is the first international Hotel101 development in Japan and forms part of Hotel101 Global’s international expansion strategy, alongside projects such as Hotel101-Madrid.
Hotel101 Global offers an investment model based on individually owned hotel units operated within the Hotel101 hospitality platform. The company describes its standardized “condotel” model as combining unit ownership with professional hotel operations and recurring hospitality revenue.
